    Question Just another dumb question


    I'm prolly in the wrong subforum for this question duh, but this place is as good as any for it ...

    If one was wanting to buy some land for a bug out location, what would be the best state and county as far as NO PROPERTY TAX, NO DUMBAZZ Occupancy Permits or inspections, and NO restrictions on what you can & can't build on your own property (yea, I know, shouldn't have to even ask in a "free" country, right?), South of Alaska if possible, then WHERE would it be? The cheaper per acre the better.

    These are about the two places you can find land really cheap. I know someone who dealt with the first one, and ended up with 50 acres sight unseen that had been used as a local dump, so I offer these with a grain of salt.

    I know building is way easier in Tennessee than here in Florida. We are ate up with rules and regs here.

    Wait a sec..... what are you worried about taxes for?

    If SHTF you will be worried about a lot more then paying taxes to a government that may not exists.

    1, Think about local area disasters like earthquake prone areas or water rising in Florida with a mean height is 3' above sea level. Kansas and tornadoes, Hurricanes and the gulf coast, Northern states and winter.

    2. Look at population density. That will indicate cost per acre. How far your neighbors will be to you.

    3. Look at what the local area is used for, Farming, ranching, mining, hunting or fishing.

    4. Distance to you main home. If over 1500 miles you might want to either move your BOL or your primary living area.

Taxes if SHTF...Say you buy 40 acres at a dirt cheap price (ie. in a location where population is sparse). unless property taxes are super low, how long you going to be able to keep that land once you add the costs of financing the land PLUS the cost of surveying, marking, and registering the land, bringing in basic utilities (water well, generator + fuel supply, septic system), access (legal easement, some prep better than a string of mud holes that will wash out with the first rain), etc. consider that property taxes just might put the cost to KEEP it (pre SHTF) right out of the budget!
    1. The cheap land in America site lists some of the best bug out sites both from a cost per acre and from a relatively disaster free location as being in Nevada, Wyoming, Oklahoma, and Texas (excluding the tornado belt area in the northeast - ie witchita falls area). Overall, highly desirable for a BOL location.
    2. The sites mentioned in point (1) are very low in population density, hence the low cost per acre. Closest neighbors are a mile or two away. Closest town large enough to support a high school a half dozen miles away.
    3. Local area IS used for farming, ranching, mining. Hunting or fishing would require a short trip to a forrest or lake area.
    4. If purchased, main home would be moved to a small apartment in a nearby larger town, at least until a permanent, self-sustaining residence could be built on the property.

    You make some good points, I have also checked into finding land free of property taxes. As far as I can see there are no towns without property taxes. Taxes are needed to provide emergency services. There are areas with low property taxes but the trade off is they are were you wouldn't want to live. The best thing is to pay cash for the property if possible so all you have to worry about are the property taxes. As far as a home you can start small and add on as more money is available. You can also pick up a used motor home dirt cheap and live in that till the time comes you can afford to build. There is also a difference between cheap land and usable land, cheap land that is not usable is worthless.

    North Dakota voted it down. They did not want to lose local control of services including schools, fire, and police.

    You may want to look at the southern islands of Alaska. It does not get as cold in the southern area like up at Nome and you are isolated Only the State ferry system hits most of the island while on this weekly coastal run.
    There is a lot of seasonal work on the fishing fleets and in mining. But it is seasonal.
